Our conveyancing fee calculator gives you an instant, itemised estimate of the legal costs of buying, selling or remortgaging a property. The calculator then shows our legal fee, any supplements that apply, VAT and the third-party costs we pay on your behalf, such as property searches and HM Land Registry fees. The figures come directly from our published 2026 fee guide, so you can budget with confidence before you instruct a solicitor.

Conveyancing costs depend on more than the property price. Leasehold properties need extra work reviewing the lease and dealing with the landlord or managing agent. A mortgage or Islamic home finance means we also act for your lender. Shared ownership, gifted deposits, limited company purchases and flats in taller buildings that need Building Safety Act checks all involve additional steps. Our calculator includes each of these so your estimate reflects your actual transaction, not just a headline fee.

Frequently asked questions

How much does conveyancing cost?
Our legal fees for a standard freehold purchase or sale start from £1,300 + VAT for properties up to £250,000. On top of the legal fee there are third-party costs, such as searches and Land Registry fees. Use the calculator above for a full estimate based on your property.

What are disbursements?
Disbursements are costs charged by third parties that we pay on your behalf during your transaction. They include local authority and environmental searches, HM Land Registry registration fees and bankruptcy searches. The calculator lists these separately from our fees.

Is Stamp Duty included in conveyancing fees?
No. Stamp Duty Land Tax is a tax paid to HMRC, not a legal fee. We include the cost of preparing and submitting your SDLT return, but the tax itself is separate. You can check how much you’ll pay using HMRC’s Stamp Duty calculator.

Why is leasehold conveyancing more expensive?
Leasehold transactions involve reviewing the lease, checking ground rent and service charges, and dealing with the freeholder or managing agent. Sometimes a deed of covenant or registration with the landlord is also needed. This extra work is reflected in a higher legal fee.

How much does a remortgage cost?
Our remortgage fees start from £895 + VAT for freehold properties worth up to £250,000. We provide a bespoke quote for remortgages over £1 million.
