Buying or selling a home is the largest transaction most people make, and the legal work decides how smoothly it goes. Our residential property team handles purchases, sales, remortgages, leasehold matters and transfers of equity, led by Salima Manji, Head of Real Estate.

You deal with one named lawyer throughout, supervised by the head of department. We tell you what is happening before you have to ask, and we publish our fees so you know the cost before you instruct us.

Buying a house or flat

We check the title, order searches, review the contract and raise enquiries, report to you on anything that matters, and handle your mortgage, exchange, completion, Stamp Duty and Land Registry registration. First-time buyers get a plain-English report and a lawyer who explains each step.

Selling a property

We send you the property information forms as soon as you accept an offer, prepare the contract pack, answer the buyer’s enquiries, redeem your mortgage and send you the proceeds on completion day. Instructing us before you go on the market saves weeks later.

Buying and selling at the same time

When you are in a chain, one firm handling both sides keeps exchange and completion dates aligned. We manage both transactions together for a combined quote.

Remortgaging

A straightforward remortgage service: we report on the offer, redeem the old loan, account for the funds and register the new charge. Fees from £895 + VAT.

Leasehold purchases and sales

Leasehold flats need extra checks: lease length, ground rent, service charges, the management pack and, for buildings over 11 metres, Building Safety Act information. We flag short leases and onerous terms before you are committed.

Lease extensions and freehold purchase

We extend leases formally under statute or by informal agreement with the freeholder, and help groups of leaseholders buy their freehold.

Transfer of equity

Shared ownership and staircasing

We review the shared ownership lease, act on the initial purchase, and handle staircasing to 100% and sales.

Auction properties

Completion is usually due within 20 or 28 days of the hammer falling, so we review the legal pack before you bid and give you a written report. Instruct us as soon as you see a lot you like.

New build purchases

New builds come with tight exchange deadlines, long-stop dates and developer contracts. We review the contract, planning, warranty and estate charges so you know what you are signing.

Islamic mortgage conveyancing

We act on purchases and remortgages funded by Sharia-compliant home finance, including Ijara and Diminishing Musharaka structures, and are experienced with the documentation Islamic lenders require.

Buying property with cryptocurrency

Our legal fees are fixed by property price and published in full. All figures below are from our 2026 fee guide and are legal fees from, plus VAT.

The Conveyancing Process and Timescales

A typical purchase takes 12 to 16 weeks from offer accepted to completion. Chains, leasehold properties and lease extensions can take longer.

  1. Instruction (day 1) – you accept our quote, complete ID checks and pay for searches.
  2. Contract pack and searches (weeks 1–4) – the seller’s lawyer sends the contract; we order local, drainage and environmental searches.
  3. Enquiries (weeks 3–8) – we raise questions on anything unclear and chase the answers.
  4. Mortgage offer and report (weeks 4–10) – we check the offer and send you a written report on the property.
  5. Exchange of contracts (weeks 10–14) – you sign, pay the deposit, and the deal becomes legally binding.
  6. Completion (usually 1–4 weeks after exchange) – funds move, and you collect the keys.
  7. After completion – we pay Stamp Duty and register you as owner at the Land Registry.

How much do conveyancing solicitors charge in London?

Our legal fees start at £1,300 + VAT for a freehold purchase or sale up to £250,000, rising by property price. Searches, Land Registry fees and Stamp Duty are extra; your quote itemises them all.

How long does conveyancing take?

A typical purchase takes 12 to 16 weeks. A sale with no onward chain can be quicker; leasehold properties and long chains often take longer.

When should I instruct a conveyancing solicitor?

As soon as your offer is accepted, or before you market your home if you are selling. Early instruction is the single best way to avoid delays.

Do I need a local solicitor?

No. We act on properties across England and Wales. A local office helps if you prefer to meet in person or need documents signed quickly.

Are you on my lender’s panel?

We are on most major lender panels, including Islamic finance providers. Tell us your lender when you request a quote and we will confirm.

What is included in your fixed fee?

All legal work to completion, including acting for your lender, Land Registry registration and the Stamp Duty return. Extras like gifted deposits or shared ownership are listed up front.

Can you speed up my purchase?

We can, if the other side is ready. Ordering searches on day one, chasing daily and using online signing cuts weeks from most transactions.
