- Finding a property – this is the part of the process that depends entirely on you. Some people take years finding the property that they want. As it’s likely to be one of the biggest investments that you make it’s worth finding the home of your dreams. That said, when it’s a buyer’s market out there, you might be able to find what you want quite quickly;
- Engaging a solicitor – once you have had your offer accepted, you can engage Saracens Solicitors as your mortgage solicitor in London. We recommend that you take this step as soon as possible. It’s easier for all parties if you get things moving right away even if you have no urgent reason to push the sale through. Property sales can easily lose momentum and, particularly if you are in a chain, the longer you wait, the more likely it is that the sale process will encounter difficulties of some kind;
- Getting a survey – you should be able to book a survey within a few weeks of your offer. There are a number of factors at play here including the availability of the surveyor and their ability to gain access to the property you are purchasing. The survey itself should take no more than a few hours depending on the size of the property and the level of detail you have asked for. Most surveyors will then produce a report within ten days or so;
- Exchange of contracts – a fast conveyancing process can take around six weeks assuming there are no issues or hold-ups. It’s more common for it to take a few months.
